Well, we kind of got a response from the seller. 
She wasn't sure she wanted to sell it that low but wasn't sure what to counter offer to us.  Her realtor could not get her to make up her mind either way.  So, where does that leave us?  Limbo.
We decided not to respond to her non responsiveness and if she makes a decision in our favor, great.  If not, no skin off our backs.
